How much deposit should I have?

In most cases only a 5% deposit is required (plus legal fees).

Broker Vs Bank

Let’s imagine you needed or wanted a new TV, fridge, mobile phone or even a holiday for that matter.

Would you go into a store that only had one brand, a few different models to choose from; and prices were not negotiable.

Would this work for you? My guess would be NO. Of course you would prefer to go somewhere else. Somewhere that offers more choice or options for you to go crazy, is that right? If you answered yes, then why would you consider a Bank? Basically, by going into a Bank that is exactly what you are doing. You are choosing to limit your options, but more importantly, do you think that a Bank would tell you that another Lender (their competitor) will offer you a cheaper rate, or a more suitable product for your needs.

How do I know if I am an eligible First Home Buyer?

There are a few requirements to be an eligible first home buyer.

  • it’s only available to first home buyers. You—and your spouse or partner—can’t have owned property before.
  • you can only receive the grant once
  • you must be an Australian citizen or permanent resident (may vary by state or territory)
  • you must be a ‘natural’ person (in other words, a real human, not a company or a trust)
  • you must live in the house for at least six months once it’s built most states and territories have a minimum age requirement (usually 18)
  • maximum purchase price is between $575,000 and $750,000 (depending on state or territory)
  • in almost every instance, the property must be either new or ‘substantially renovated’ (ie. much more than just a new kitchen).

What Schemes are available?

In Victoria

  • Stamp duty removed or reduced – We abolished stamp duty if you’re a first home buyer and buying a house for $600,000 or less.
  • First Home Guarantee – Buy your home with as little as 5% deposit and no Lenders Mortgage Insurance.
  • Family Home Guarantee – Buy your own home with the Family Home Guarantee (FHG) with a deposit as small as 2% deposit and no Lenders Mortgage Insurance
  • First Home Owner Grant – Get access to a one-off grant for the purchase or build of a new home.
